We worked with Ellen for over two-month for a 1031 exchange. She worked closely with my selling agent on the exchanged property, then laid out a clear plan to find the replacement property. She worked diligently and stayed on top of everything, scheduling tours around my busy schedule. Once we identified target real estates, she would prepare comprehensive CMA and work closely with us on the offers. Throughout the entire process, she put my interest at the top, and kept everybody on schedule and ensured the timely closing. Moreover, She helped to identify the 1031 exchange agency, which did a great job throughout the whole process. I will hire her again for future real estate needs.

Ellen璟燕是个非常优秀的realtor

1 - 专业能力：非常善于把控细节。处理文书这种技能我就不用说了，璟燕无疑是顶级的。最可贵的是她能在短短一两周的相处中知道我到底想要什么不想要什么。比如当璟燕和我在和seller negotiate的时候，她并不会问我说seller那边不愿意留下洗衣机你是否同意啊？因为她知道我完全不会care有没有洗衣机，更不想拿这种细枝末节来打扰我正常上班。但是在大方向决定的时候，她并不会帮我乱拿主意，而是把整个situation给我分析一番让我能自己做出最有利的决定。因为这个非常effective的合作，我们在negotiation中大获全胜，最终能以比银行（极其保守的）估值还低的价格拿下来这套房！

2 - 有个非常棒的团队：璟燕的loan agent是Vivian，她也是个非常experienced且做事极其麻利的人。在我做loan的两三周内我非常的pushy每天都会跟Vivian去follow up，但是她每次都非常及时的回email以及接电话，缓解了我非常多的anxiety。每次得到最新的消息Vivian都绝对会在第一时间给我发email，因为她也知道email是我最方便且最快的联系方式。我和Vivian的合作也是非常非常的愉快。璟燕和Vivian都是非常优秀的：做事麻利绝不拖泥带水，并且很理解客户的心理及需求。

2 - 非常的为客户着想：由于我工作比较忙，一般不能在工作日出来看房，而且一般有时间都是晚上10点11点之后了。璟燕也非常愿意在大晚上11点12点帮我回答问题，以及帮我把关我发过去的open house值不值得去看。再者，我刚也说了她非常了解我的需求，所以给我推荐的房子非常合我胃口，基本上和我自己在redfin上挑的房子都会重合。以至于有段时间我还和朋友开玩笑说我自己都不用去挑房了，等着璟燕发给我就好了 :)

3 - 非常有亲和力：璟燕是个非常nice的人，还有VIvian也是。我现在回去翻阅我和她俩的email记录就可以发现，整个email的氛围都是很轻松愉快的，不会惜字如金。有很多美国的officer其实讲话都非常的官方，很难从他们的email中提取出一些“我愿意回答你的疑问”之类的信息，更像是“我回答完了请不要再烦我”这类的语气。璟燕和Vivian完全不会这样，所以我也就很肆无忌惮的事无巨细的问 :) Thank you for all your patience.

总而言之，这次的购房经历是十分愉快的，在人力可控的范围内几乎都做到了完美。其他人力不可控的范围比如没有lock到最低的mortage rate之类的也完全和Ellen以及Vivian无关。我真的十分推荐Ellen作为任何人的realtor。现在我也把Ellen推荐给我的同事，同学。因为我希望大家都能买到最中意的房子。

我的代理人总能及时发送符合我选房条件的房源。对我看中的几套房源，三番五次前往现场查看拍照（因我本人不在旧金山），特别是成交的PA这套公寓，有一次刮大风下大雨，她仍然坚持前往拍照，了解房源外面的楼梯是不是逃生梯。此外，我追求交易文书的准确周全，她总是反复沟通，耐心解释，等待我的回复，有一次等到凌晨一点多。
